F. David Sylvester & Associates, Inc.'s full service community association management includes, but is not limited to, the following general categories:
- Perform all services necessary for the care, protection, maintenance, and operation of the common areas in accordance with the association's Governing Documents.
- Employ, discharge, supervise, and arrange for payment of employees or contractors considered necessary by the Executive Board for the operation and maintenance of the common areas, soliciting bids when necessary.
Collect all association dues.
Install sound, accepted bookkeeping and accounting systems.
Enforce all rules, regulations, by-laws, etc. of the Association.
Furnish the Executive Board with complete financial reports.
Attend all regular Executive Board meetings (and special meetings as requested).
Conduct regular, on-site inspections of the property.
Assist the Executive Board in the formation of an annual operating budget.
Arrange the preparation of the Association's tax return (and audit as requested).
Provide financial report and reserve funding analysis on a regular basis.
Review all contracts annually and make recommendations on rebidding.
